Hampden across the Jones’ Falls from the successful redevelopments of
Meadow Mill and
Clipper
Mill.
Brief
History:
Two years ago Sewall Development Company set out to transform an abandoned historic manufacturing/warehouse building in Baltimore’s Charles Village neighborhood into a Center for Educational Excellence. From 1890 until 1953, the three and four story brick structure housed the H.F. Miller Tin Can and Box Manufacturing Company. For those sixty-three years the Miller Building was the largest structure in the community, churning out millions of containers as its contribution to the pre-war American industrial boom. When the company closed its doors in 1953, the building became a multi-tenanted facility until 1992 when the last tenant vacated. The vacancy of the Miller Building emptied an incredibly active complex and created a significant void in the community for fifteen years. www.millerscourt.com has been turned into a 90,000 square foot Gold LEED Certified mixed use center that provides 40 below market rate loft style apartments for teachers new to Baltimore and 35,000 square feet of office space for the non profit organizations that serve the education, health and human service needs of Baltimoreans. The $20,000,000 project was financed through a combination of Historic Tax Credits, New Market Tax Credits, City and State loans and senior debt and has enjoyed wonderful publicity in both local and national media.
With four weeks to go until we open our doors, the project has enjoyed tremendous success. Our apartments are 100%
pre-leased (all to teachers) with a waiting list and the office space is 92% leased.
As a result, we realized that there is much more demand then there is supply so we have set out to recreate the
model in Hampden.
We will use the same team of contractors, consultants and architects to build upon our momentum and ensure lessons learned are carried
forward with Union Mill.
