Monday,
February 2 at 7:00PM at Aldersgate Church - - - Medfield Community Association will discuss developers
proposal to build 2 condominium buildings to include 14
townhomes on lot 76 at Hickory and Fall Hill Road.
At the
Medfield Board Meeting on October 21st, a Heathbrook
delegation of 5 members participated in the Medfield
board members discussion concerning The Time Group's revised
proposal for Lot #76.
Although
some expressed reservations concerning 14 townhomes, it
was agreed that rear loaded garages w/courtyard provides
for a more functional site plan. By way of vote, a clear
directive was given to move forward with "this
proposal for 14 townhome condominiums w/courtyard".
Medfield understands
that this is a preliminary conceptual drawing. In
addition, Medfield Board members request that the
owner review the FAR, topography, elevations, retaining
wall height, forest conversation mitigation/plan, storm
water management, parking, and pedestrian walkways before
moving forward. After these items have
been addressed, the board requests that the developer take
the mentioned site plans to City Planning for a
preliminary review (PR) before a formal presentation at
the Medfield general meeting on January 5th, 2009.
The October
'08 Site Plan includes the following:
·14 unit layout in a North-South orientation
·The setbacks along the northern property line (adjacent to Lot 21Q) are shown as though Lot 21Q were not included in the site.
·Rear loaded garages
·18 foot wide units
·10 visitor parking spaces in two parking groups
·Pedestrian walks – some pedestrian walks are shown, including internal walkways in the front of the townhouses and the walkway coming into the site along Hickory Avenue. Still working on pedestrian walkways to connect the 7 parking spaces to the units.
Originally,
the developer requested approval from the community to
purchase Lot #21Q and consolidate with LOT 76 as part of an
overall development package. Medfield opposed the sale of
Lot #21Q specifically to be used for Site Plan "E
(east/west orientation). Click
